MO Residences Beverly Hills is conceived as a world of elevated, boutique living above the city: calm, softly lit interiors above a tree-lined boulevard, with the buzz of Beverly Hills only a short stroll away.
Spanning approximately 323,000 square feet across seven storeys, the project comprises 54 ultra-luxury, hotel-branded condominium units ranging from one to four bedrooms, crowned by six magnificent penthouses with sweeping views and generous private outdoor space. The overall impression is of a carefully edited collection of homes rather than a conventional tower – intimate, perfectly scaled and quietly confident.
SHVO, Mandarin Oriental And A New Residential Vision
The project was spearheaded by SHVO founder, chairman and CEO Michael Shvo as the brand’s first West Coast collaboration with Mandarin Oriental. At 9200 Wilshire Boulevard, SHVO set out to create a residential-only building that offers the same depth of care and intuition as a Mandarin Oriental hotel, but tailored to the long-term rhythms of home life.
Here, Mandarin Oriental Residences are more than branded apartments. Residents enjoy a seamless blend of privacy and service: a dedicated team, hotel-style infrastructure and a calm, ordered environment, all wrapped within the security of a purely residential building. MO Residences is the brand’s commitment to a new way of living – one that pairs the comfort of ownership with the effortlessness of being looked after.
Amenities, Service And Rooftop Living
The amenity offering is deliberately generous and thoroughly hotel-inspired. Arrival is via a private porte-cochère with full valet parking, setting the tone from the moment residents and guests pull away from Wilshire Boulevard and into the building’s orbit.
Above, an expansive rooftop sanctuary offers a pool, private cabanas and a relaxed rooftop bar, all set within lush planting. It feels more like a members’ club terrace than a conventional residential deck, with carefully framed views over Beverly Hills and out across Los Angeles.
Inside, a spa with steam room and sauna, together with a fully equipped fitness and wellness center, support the slower rhythms of daily life. At ground level, Michelin-starred Chef Daniel Boulud brings a restaurant and bar offering that anchors the building’s culinary experiences. The space is shaped by Marc Ange’s sculptural, emotion-led approach to interiors. Here, an elegant neutral palette and expanses of natural stone are softened by curved banquettes and flowing silhouettes, so the room feels more like an intimate salon than a traditional restaurant. Ange’s signature palm-frond lighting and subtly surreal details introduce a hint of fantasy, nodding to Los Angeles and its cinematic light, while brass accents, finely tailored upholstery and café-style detailing quietly reference French dining culture. The result is a room that feels calm, luminous and impeccably composed – a backdrop where residents can enjoy Boulud’s food in an atmosphere that is equal parts refined, contemporary and deeply comfortable.
Landscape By Enzo Enea
The landscape design, by renowned Swiss landscape designer Enzo Enea, extends this sense of calm into the open air. Planting and hardscape are composed to merge Asian influences with Southern California living, creating terraces, courtyards and rooftop zones that feel lush yet controlled.
On the rooftop, greenery is used to frame views, screen more intimate seating areas and soften the edges of the pool deck and private cabanas. At lower levels, planting blurs the transition between interior and exterior, so that balconies and terraces read as genuine outdoor rooms. Throughout, the landscape is treated not as a backdrop but as a vital part of the overall composition, reinforcing the connection between the condominium units and the wider Beverly Hills setting.

Inside the residences, 1508 London have crafted a quietly opulent Interior design language that feels both international and rooted in Southern California. Known for their work on high-end hotels, private members’ clubs and large-scale residences, the studio approaches Mandarin Oriental Residences as a series of finely tuned homes with a hospitality soul.
Layouts are sleek and intuitive, with generous circulation, controlled sightlines and a constant pull towards light and view. Spaces open up and then gently contract, creating a rhythm that feels natural to live in. Contemporary finishes such as wide-plank white oak flooring bring warmth and grain to the interiors, while walls and ceilings are treated as calm planes that allow furniture and art to breathe.
Bespoke kitchens are resolved as clean, architectural volumes rather than standalone objects. Cabinetry is finely detailed, with carefully chosen handle treatments, integrated lighting and stone surfaces that include Taj Mahal quartzite, lending a soft, luminous richness to key touch points. The palette throughout is tonal and layered: chalky neutrals, warm stones, desaturated metals and textiles with just enough texture to catch the light without becoming busy.
1508 London’s signature is in the detailing. Junctions are crisp yet gentle, corners are often softened, and joinery pieces feel built-in rather than applied. Bespoke Furniture
Within this carefully orchestrated context, our studio was commissioned to deliver a complete bespoke furniture package for the Mandarin Oriental Residences show apartments. This was a genuinely bespoke project: a full suite of pieces designed to express the Interior Design language of 1508 London while answering the practical demands of long-term residential use with hotel-level expectations.
Our scope covered bedrooms, living and dining spaces, study corners and transitional areas. We produced Bespoke Furniture including beds, headboards, desks and dressing tables, dining and occasional tables, fitted joinery components and a family of chairs and lounge pieces. Many of these items required Bespoke Upholstery, finely tailored to match the palette, proportions and softness specified by 1508 London.
Everything was developed to feel integral to the architecture. Pieces are scaled to the volumes of each room, aligned with glazing and structural axes, and finished in tones that sit comfortably within the overall Mandarin Oriental Residences design framework.
Hotel Poise With Residential Ease
The bedroom suites are conceived as serene retreats, borrowing the poise of a Mandarin Oriental hotel room and merging it with the permanence of home. Beds are low and generous, with upholstered platforms and extended headboards that stretch beyond the sleeping area to incorporate integrated bedside elements. The forms are soft and inviting, with radiused corners and edges that encourage you to lean, sit and live on them, not just sleep.
Wardrobes and fitted joinery are detailed with minimal fronts and carefully judged reveals, concealing a high level of functionality – generous hanging space, internal drawers, luggage recesses and thoughtfully placed mirrors and lighting. The experience of using these elements is simple and intuitive, deliberately free of visual clutter.
Desks and dressing tables are positioned to connect with light and view, often aligned with windows or terraces so that work and daily rituals remain grounded in the wider cityscape. Their profiles are slim and architectural, designed to feel light against full-height glazing rather than heavy or intrusive.
Spaces, Flow And Boutique Living
In the living and dining areas, the furniture package supports a lifestyle that moves effortlessly between calm everyday moments and more formal entertaining. Sofas and armchairs are tailored with Bespoke Upholstery that balances crisp lines with genuine comfort, while occasional chairs provide flexible, elegant additional seating without dominating the room.
Coffee tables, console tables and dining pieces are treated like small architectural gestures – refined junctions, slender bases, finely matched veneers and selective use of stone. They echo key materials from the bespoke kitchens and bathrooms, helping to tie the whole apartment together as a continuous interior.
The planning of each show residence highlights its connection to private outdoor space. Furniture layouts are arranged to draw the eye outwards, encouraging residents and guests to move naturally towards terraces and balconies. The result is a subtle extension of the boutique living feel that defines MO Residences, with interior pieces quietly acknowledging the landscape and sky just beyond the glass.
Bespoke Upholstery And Crafted Details
Bespoke upholstery was central to this project. We worked closely with the design intent from 1508 London to develop bespoke headboards, chairs and lounge pieces that felt consistent with Mandarin Oriental’s wider brand while still very much of Beverly Hills.
Fabric selections sit within a soft, natural palette – chalky neutrals, warm greys, muted stones and subtle patterns that reveal themselves slowly. We paid particular attention to comfort curves in arms and backs, the pitch of seats and the way cushions hold their shape over time. These details are especially important in a scheme like MO Residences Beverly Hills, where residents might live with the same sofa or desk chair for many years, and where Mandarin Oriental’s name sets a very specific expectation of comfort.

Turning 1508 London’s concept into a furniture collection required close collaboration and a rigorous design process. We began with their designs and visualisations, then developed detailed manufacturing drawings, refining proportions, fixings, openings and upholstery details with each iteration.
Sampling allowed us to fine-tune the tactility of surfaces and the comfort of seating. Our focus throughout was to ensure that every component met the operational standards expected in a project associated with Mandarin Oriental, while keeping the visual language effortlessly calm.
Installation and coordination on site were planned with the same precision, so that furniture aligned with lighting, services and architectural junctions exactly as intended on the drawings. The result is a series of show residences that feel fully resolved from day one – not dressed, but genuinely furnished as real homes.
